Purchase of a Leasehold or freehold residential property

Conveyancer’s fees and disbursements

  • Legal fee Between £900.00 plus VAT to £1500.00 plus VAT
  • Search Fees £195.00
  • HM Land Registry Fee £45 – £1,105.00 (depending on price)
  • Electronic money transfer fee – £30.00

Anticipated Disbursement *

  • Notice of Transfer Fee – This fee (if chargeable) is set out in the Lease. Often the fee is between £40.00 – £200.00
  • Notice of Charge Fee (if the property is to be mortgaged) this fee is set out in the Lease. Often the fee is between £40.00 – £200.00
  • Deed of Covenant Fee – This fee is provided by the management company for the property and can be difficult to estimate. Often the fee is between £100.00 – £240.00
  • Certificate of Compliance Fee – to be confirmed upon receipt of the Lease, as can range between £100.00 – £250.00

*These fees vary from property to property and can on occasion be significantly more than the ranges given above.  We can give you an accurate figure once we have sight of your specific documents.

Sale of Freehold Property

  • Legal Fees – Between £750.00 plus VAT – £1400.00 plus VAT
  • £10.00 Official Copies
  • £30.00 Bank TT Fee
  • £12.00 per person Money Laundering Check

Sale of Leasehold Property

As above but potential Landlord or Management company fees may be charged by those companies.

Re-Mortgage

  • Legal Costs £500.00 plus VAT to £1000 plus Vat
  • £10.00 official copies
  • £10.00 Land Registry searches
  • £12.00 per person Money Laundering Check
  • £30.00 Bank TT fee
  • £30.00 – £100.00 search indemnity
  • £20.00 – £80.00 Land Registry fee depending on the value of the new mortgage

Conveyancer’s Fees and Disbursements for commercial purchase and sale

  • Legal Fees – Between £1450 plus VAT and £3000 plus VAT
  • Search Fees £195.00
  • HM Land Registry Fee £45 – £1,105.00 (depending on the purchase price, price as per HM Scale)
  • Electronic Money Transfer Fee – £30.00
  • Money Laundering Check – £12.00 per person.
  • Official Search – £10.00
  • Stamp duty – Depends on the purchase price and if you are a first time buyer

There may be additional costs incurred if you are repaying a second charge/loan or a Help to Buy loan.

There will be additional charges if the new mortgage involves having to remove a name from the deeds or add a new person to the deeds and mortgage.  In this event, there may also be stamp duty payable which would be assessed at the point of quotation.

The majority of our work under this category is carried out under legal aid, however if you do not qualify our fees will be £250 plus vat per hour plus disbursements.  On some occasions we do offer agreed fee arrangements.
